Mission Mixed Use Theatre/Apartments

This “on the boards” project is located in San Francisco’s vibrant Mission District. The new six-story building design honors the original historic storefront and provides rehearsal and performance spaces for a local improvisational theater troupe and adds seven beautiful, contemporary apartments to one of the city’s most iconic and desired locations.

The 12,980 sq. ft. building is designed to sit on a typical 25 x 115 city lot and blend in with the surrounding structures in the changing neighborhood topography. The storefront/ground-level façade will retain its original look. The residential portion of the building will be recessed from the street and rise up six stories. The street-facing apartments have identical layouts, allowing the exterior to showcase aluminum-framed floor-to-ceiling living room windows running the full vertical length of the right side; the left half of the façade will be covered with decorative perforated aluminum, augmented by smaller bedroom and bathroom windows that form a mosaic-like pattern that punctuate the improv group’s new building.

The rear side of the building has three additional living units, topped by a communal roof deck. At street level, a portion of the façade will be reserved for local graffiti artists to add color and style to the back entrance on Lilac Street.

Each unit is a modern, open design with clean, contemporary lines and lots of sunlight. The Mission Street facing units on floors 2-4 are 650 sq. ft. and one bedroom. The rear one-bedroom units get a little more space at 700 – 850 sq. ft., a compromise for lack of view. Finally, floors 5 and 6 have been combined to create one luxury, 1,300 sq. ft., 3-bedroom apartment -with a commanding neighborhood view- that one lucky resident will get to call home. 

The newly planned basement theater will host an audience of 120 in the warm and inviting 1,520 square foot performance space designed for improvisational shows. On the ground level, there is room for a storefront and two, smaller, more intimate rehearsal spaces for daily classes.
